Signs You Need Commercial Plastering and What to Do Next

Signs you need commercial plastering

Plasterwork does more than create a smooth finish. In a commercial property, sound plaster helps walls and ceilings look presentable, supports decorating work and protects the underlying surfaces from everyday wear.

Whether you manage an office, retail unit, rented property, community building or larger commercial premises, damaged plaster should not be ignored. Small defects can become more disruptive when moisture, movement or repeated impact is involved.

Here are the main signs that it is time to arrange a professional commercial plastering assessment.

Cracks that keep returning

Hairline cracks can appear as buildings settle or as plaster naturally dries. However, cracks that repeatedly open after filling and decorating may indicate movement, poor adhesion or a damaged substrate.

Pay particular attention to cracks that are widening, running diagonally from corners or appearing around doors and windows. Cracks across several rooms may also suggest that the plaster needs more than a simple cosmetic repair.

A plasterer can assess whether the affected area needs patching, preparation and reskimming, or more extensive remedial work.

Bubbling, flaking or hollow-sounding plaster

If plaster is lifting away from the wall, it may sound hollow when lightly tapped. Bubbling, flaking and loose sections are common signs that the bond has failed or that moisture is affecting the surface.

Do not simply paint over these areas. Paint may briefly hide the problem, but loose plaster can continue to detach beneath the new finish. Any unstable material should be identified and dealt with before the wall is redecorated.

Damp staining and damaged finishes

Brown staining, discolouration, mould growth or a persistent musty smell can all point to moisture. In commercial premises, damp may be connected with leaks, condensation, defective external areas or other building issues.

Plaster affected by damp may need to be removed and replaced once the underlying cause has been addressed. Damp proofing is also available where it forms part of the required remedial work, but the correct solution depends on the building and the source of the moisture.

Uneven walls and poor previous repairs

Walls can become visibly uneven after repeated patching, alterations or repairs. This is particularly noticeable under strong lighting, in reception areas and across large open-plan spaces.

A patch repair may be suitable for a small isolated defect. Where a wall has widespread inconsistencies, skimming or replastering can provide a more uniform surface for painting or other finishes.

Damage after electrical or building work

Commercial refurbishment often involves new wiring, plumbing, partitions or other alterations. Chases and openings left after this work can make walls look unfinished and can interfere with decorating.

These areas need proper preparation before plaster is applied. Filling too deeply in one pass or failing to remove loose material can lead to sinking, cracking or visible lines through the final finish.

What to do when you spot damaged plaster

1. Record the affected areas

Take clear photographs and note where the damage is located. Record whether the problem is getting worse, whether it appears after rainfall or whether it is linked to a recent repair or refurbishment project.

For property managers and landlords, this information can help when arranging access and coordinating work across several rooms or properties.

2. Check for an underlying cause

Before plastering begins, consider whether the damage could be connected to a leak, damp, condensation, movement or recent building work. A new finish will not resolve an active source of damage.

If the cause is uncertain, ask for the affected areas to be assessed rather than authorising cosmetic work alone.

3. Plan around the business

Commercial plastering needs to fit around staff, customers, tenants and access requirements. Discuss which rooms are affected, whether furniture or equipment needs to be moved and how the work will be sequenced.

Small repairs, individual rooms and larger commercial projects all require different levels of preparation. Clear planning helps reduce disruption and makes it easier to arrange decorating after the plaster has dried properly.

4. Request a suitable quotation

The cost of commercial plastering depends on the size of the area, the condition of the existing surface, access, preparation, the chosen finish and whether additional remedial work is required. A site assessment gives a more accurate quotation than photographs alone in many cases.

Ask what preparation is included, whether damaged material will be removed and what needs to happen before the final decoration is applied.
